Scott A. Klion has been negotiating and drafting agreements for the lease, construction, and operation of retail stores and office facilities throughout the United States for over 25 years. He has represented both landlords and tenants, from independent operators to national brands, and has handled transactions ranging from the simple and straightforward to the exceptionally complex.
The scope of Mr. Klion’s expertise in commercial leasing extends to regional malls, outlet centers, mixed use facilities, street front properties, and office buildings; to full-price, discount, and pop-up stores; to kiosks, departments, and shop-in shops; to office suites, event space, and corporate headquarters; and to lease, sublease, renewal, surrender, and amendment agreements.
From his many years as General Counsel to Escada (USA), the North American division of the international women’s fashion house, and before that as Associate General Counsel to Tiffany & Co., the world-renowned jewelry company, handling each company’s retail and office leasing, Mr. Klion knows what is and is not critical in a lease or development project and the traps and pitfalls that often lie beneath the surface.
Mr. Klion also has extensive in-house experience counseling senior management in other business areas such as employment, marketing, finance, and logistics. Clients thus benefit from his unique perspective and heightened sensitivity to very subtle (but no less relevant) issues and concerns on the part of both tenant and landlord.
In short, Mr. Klion knows what questions to ask and what positions to take in order to identify risks, protect interests, play fair, and close deals − all in a timely and cost-effective manner for his clients.
